How to Build Your Home
Step 1: Find the right agent
Even if you plan on working with a builder, you should also consider adding a real estate agent into the mix. They can act as a neutral third party and help you communicate with the builder to ultimately craft your dream home at the right price. Step 2: Choose a builder
Once you've found the right agent, take some time to research builders and communities that meet your needs. Weaver Homes Inc. has helped buyers for decades, read what some of our clients have to say about us. We also have countless active projects in Johnston, Wake, Harnett, Lee, and many other counties in Eastern North Carolina. Our team would love to help you build a home in one of our unique subdivisions, but we also have options for pre-built spec houses and custom properties on your own land.
Step 3: Select your lot and floor plan
After you've chosen your builder and signed all the appropriate paperwork, you'll likely choose your lot and desired floor plan. Our layouts range in size from 1,132 to 2,253 square feet, so it's safe to say we have something for every buyer at any price point. Step 4: Permits and land prep
There's a little more prep work that has to happen on our end before we start building your home. First, we'll secure the proper permits (like construction, grading, and zoning), which can take anywhere from a couple days to a few weeks. Once everything is approved, our team will start improving the land so we can lay foundation—this involves cutting down trees and removing debris.
Step 5: Foundation and framing
After leveling the homesite, our team installs footings and pours the foundation. This is also when work will start on your septic tank, if you require one. Once the concrete it poured, we let it cure and ensure it passes inspection.
The floors, walls, and roof systems are then framed and covered with a protective sheathing to prevent any damage. This is when you'll start to see the rough layout of your home!
Step 6: Interior prep
Plumbing, electrical, windows, drywall, and insulation are installed concurrently with some exterior features. Towards the end of construction, the team will then add flooring, paint the walls, and continue finishing up the interior of your home.
Step 7: Exterior prep and final touches
Your builder will add siding, doors, and the roof as they work on the interior. Our homes also come with comprehensive landscaping packages, as well as a fully paved driveway.
Step 8: Final walkthrough and closing
Before closing on your home, you'll complete a final walkthrough and inspection with your agent to ensure everything is up to your standards. This is also when we'll go over your warranty and make any required fixes. Afterwards, all you have to do is sign some paperwork and move into your new home!
